FAQ
Answers to common questions about our services, process, and what it's like to work with Texas Asbuilts.
An asbuilt drawing is an accurate, measured record of a building as it exists today rather than as it was originally designed. It captures walls, openings, structure, and equipment in their current locations, which is what your architect, engineer, or facilities team needs before planning any change to the space.
Most clients order asbuilts before a renovation, addition, permit submittal, or lease transaction, or when original drawings were lost or never existed. They are also used for facilities management, safety and fire protection planning, insurance documentation, and archiving.
Cost depends on the size and complexity of the building and the deliverables you need. As a rule of thumb, professional asbuilts run about one to two percent of total project cost, which is small next to the change orders and delays caused by unexpected existing conditions.
We deliver a written proposal within 24 hours of your request. Send us the address, approximate square footage, and what you plan to do with the drawings, and we will scope it from there.
We deliver final files in the format you request, including CAD, Revit, and PDF. For multi-site programs, we also maintain a consolidated archive of current drawings your facilities and construction managers can access.
Yes. We are based in Houston at 1322 Space Park Dr, and we perform on-site reviews for clients throughout North America. Multi-site retail, restaurant, and clinic portfolios are a large part of our work.
BOMA measuring applies the Building Owners and Managers Association standard for calculating square footage in commercial buildings. It determines rentable area and load factors, which directly affect rent. We most often apply the BOMA 2010 Office Standard, ANSI/BOMA Z65.1-2010, and a two percent margin of error between measurements is typical in the industry.
Our surveyors capture 360° panoramic images while measuring and link them directly to the points on your floor plan where they were taken. The cameras are small and unobtrusive, the files are lighter than conventional site photos, and your team can walk any location from a browser.
We build a scope of work, project plan, and master schedule, then survey sample locations to test the deliverables before the full rollout. Pricing is fixed, you get progress reports throughout, and we stay engaged after delivery to answer questions and keep documentation current.
Yes. A principal from our firm supervises every project and serves as your point of contact. That has been true since we opened in 1998, and it is the main reason clients with national portfolios keep working with us.
We'd love to hear from you. Reach out and we'll get back to you within one business day.
